Free and no obligation. We come and look at the property, talk through what you want, and give you an honest indication of what is possible, what it might cost in rough terms, and what the planning and building regulations position looks like.
If you do not already have an architect, we can introduce our regular architects. If you do, we work directly with yours. We attend design meetings so the buildability conversation happens with the person who will actually build it.
Once the drawings are detailed enough, you get a fixed-price written quote. We break it into stages (foundations, structural, shell, first fix, second fix, finishes) so you can see exactly what is being delivered and when.
We handle or support the planning submission, coordinate with building control, and manage the inspection programme through to sign-off. For permitted development this is simpler. For full planning we flag realistic timelines.
One site lead. Daily site management. Weekly customer update so you always know what is happening next week. Core trades in-house, with specialist subcontractors (steel, specialist glazing) brought in where needed.
All gas and electrical work is certificated. Building control sign-off is obtained. We walk the finished project with you, agree any snags, fix them, and then hand over. 12-month defects period covers anything we have caused.
We project-manage the whole thing. Architect, structural engineer, building control, and every trade. You have one contract and one point of contact.
Our core trades are in-house. Enough of the main ones that we are not dependent on outside availability for core work.
Transparent fixed pricing. Stages are broken out, variations are written up before they happen, and the final price is almost always within a few percent of the original quote.

Most dormer loft conversions take 10 to 14 weeks. Simpler velux-only conversions can be 6 to 8 weeks. We confirm the exact programme in the quote.
Typical single-storey rear extensions in our area start around £2,000 to £2,500 per square metre for a mid-specification finish, rising with specification. A 20 square metre extension is therefore likely to fall in the £40,000 to £60,000 range before VAT and excluding kitchens, bathrooms, or heavy external landscaping. We quote fixed after drawings.
Many rear extensions fall under permitted development, which does not need planning permission but does need a lawful development certificate. Larger extensions, side extensions on a listed building, or work in a conservation area usually need full planning. We flag this at the first site visit.
Usually not for an extension, because the new structure goes up alongside the existing house. Full renovations with rewiring and replumbing are different: many customers move out for 4 to 8 weeks at the most intensive stage.
Yes. We work with your preferred team if you have one, or introduce ours if you do not. We sit in on design meetings so the buildability conversation happens early.
Yes. Our site lead manages the building control inspections and sign-off. You do not need to book or chase inspections.
They should not, because the quote is fixed. Variations (extra work you ask for, or conditions uncovered by opening up the building) are priced in writing before we do them. We will not spend your money without your signature.
Yes. We are comfortable with sympathetic building repairs and extensions on older and listed properties in East Sussex, and we work with conservation officers where needed.
Yes. Building work is covered by our workmanship standard, our Federation of Master Builders membership, and the building control sign-off process. Gas and electrical work is statutorily certificated.
Extension and renovation projects are paid in agreed stages tied to completion points: for example, at foundations complete, at shell complete, at first fix complete, at second fix complete, and final on handover.
Lead time is usually 4 to 12 weeks from signing off the quote, depending on the time of year and the size of the project. Spring and summer are busiest.
