Plumbing and heating repairs
Leaks, blocked drains, dripping taps, new taps and showers, boiler repairs, radiator replacements, hot water cylinder problems, stopcock issues, frozen pipes. Gas work is Gas Safe registered.
CB Property Maintenance covers building repairs and general property maintenance across East Sussex. Gas Safe registered, NAPIT certified, FMB accredited. Written quote on anything over £500, and small repairs charged on time and materials.
Get a free quoteYou have probably already tried one of the standard routes. A handyman who was cheap, but the job came back six weeks later. A national company who sent someone different each time. Or a sole trader who was very good, but who now does not return your calls because he is fully booked on a single long job somewhere else.
Small repair work is low margin, it takes a van off a bigger job, and it relies on being answered quickly. So most companies stop taking it.
CB is set up to keep repair work moving. We run a dedicated repair schedule alongside our refurbishment projects, which means we have time in the diary for one-off jobs, and the same named team handles most of them week after week.
Anything that has stopped working, started leaking, broken, cracked, rotted, peeled, or simply got old.
Because we keep the main trades in-house, we can handle almost every common repair with one team and one visit. Across East Sussex, we carry out hundreds of repair jobs a year. The range is wide, and that is deliberate: one contractor, one visit, one bill is the whole point.
Leaks, blocked drains, dripping taps, new taps and showers, boiler repairs, radiator replacements, hot water cylinder problems, stopcock issues, frozen pipes. Gas work is Gas Safe registered.
Tripping circuits, dead sockets, new socket installations, faulty light fittings, new lighting, consumer unit replacements, EICR fault remediation. All electrical work is NAPIT certified.
Slipped tiles, leak tracing, roof patching, chimney pointing, lead flashing, ridge tiles, soffit and fascia replacement. Most small roof repairs are completed from a ladder or tower scaffold in a single visit.
Gutter clearing, joint leaks, sagging brackets, new downpipes, fascia replacement, moss removal. We check the whole run while we are up there rather than patching one joint.
Failed seals, broken handles, replacement locks, adjustments, sticking doors, repairs to UPVC and timber. Full replacements are quoted as a planned job rather than a same-day repair.
Patching cracks, filling old fixings, wall and ceiling repairs after a leak, small plastering jobs, redecorating after a repair. We always leave the room ready to use.
Replacing cracked tiles, re-grouting, fixing lifted floor tiles, minor repairs to laminate, vinyl, and engineered wood.
Damp surveys, rising damp, penetrating damp, condensation problems, mould remediation, timber treatment. We explain what is actually causing the damp before selling you a treatment.
Nulla consequat massa quis enim. Donec pede justo fringilla vel aliquet nec vulputate.
Every repair job follows the same process so you know what to expect.
Call, email, or send a photo via the form. The more you can tell us up front, the more accurate the first quote will be. Photos of a leak, a broken tile, a damp patch, or a faulty socket are all useful.
Small urgent repairs are usually attended within the same working week, often the same day. Larger repairs needing a quote are booked for a free site visit at a time that works for you.
If the repair is straightforward, we quote verbally and get on with it. If it is bigger or uncovers something else, we stop and give you a written quote before we spend your money.
Floors covered, work done cleanly, waste taken away, and the area left useable. Any gas work is certificated. Any electrical work is issued with the appropriate NAPIT certificate.
Invoice by email with itemised work. No hidden extras. If anything goes wrong within our workmanship standard, we come back and sort it at no charge.
For ongoing maintenance relationships, repair work can be rolled into a scheduled contract. For one-off jobs, we are still a phone call away.
Gas Safe, NAPIT, and FMB accredited. Three different trade bodies certifying three different areas of the work. That is hard to fake and expensive to maintain, which is part of why we do it.
In-house team for every main trade. A single repair call often needs two trades. Tiling after a leak, decoration after plastering, electrical work after a new socket. Keeping those trades in-house keeps the job finished rather than half-finished.
Most jobs done in one visit. We load the van with the usual spares and parts, not just the one thing you described.

Get a free quoteMost small repairs are booked in within the same working week, and urgent issues (water leaks, loss of heating, no hot water) are usually attended within 24 to 48 hours depending on diary. We give an honest slot when you call.
Within our normal working area around Eastbourne, site visits for repair quotes are free. For small same-day repairs, we typically charge a minimum of one hour plus parts and materials.
Small jobs are often charged on a time-and-materials basis because the work is quick and quoting takes longer than doing it. Anything over £500 gets a fixed, written quote in advance.
Yes. Work areas are covered, dust is controlled, and we take waste away. We do not leave a repair looking worse than it started.
Yes. We repair work done by previous contractors, previous owners, or previous tenants. We will tell you honestly if the existing installation is beyond repair and needs replacing.
Yes. Our workmanship standard covers all the work we do. Gas work is certificated through Gas Safe, electrical work through NAPIT, and building repairs are backed by our Federation of Master Builders membership.
Yes. We keep both trades in-house, so a job like ‘new bathroom tap that needs an isolator valve and a new socket for a shaver point’ is one visit with one team, not three visits with three invoices.
Eastbourne, Hastings, Bexhill, Brighton, Lewes, Uckfield, Heathfield, Battle, and the villages in between. If you are outside the area, ring anyway, and we will tell you honestly if we can help.
Our standard working hours are 8am to 5pm, Monday to Friday. We respond to urgent issues quickly within working hours. For true emergencies outside hours (burst pipe, no heat in winter, dangerous electrical fault), ring us and we will advise, and where possible we will get out the same day.
Your address, a short description of the problem, and where you can, a photo sent to the contact form or by WhatsApp. That usually gets us to a quote in one phone call.
Both. Invoices are sent by email with bank details, and we accept card payment on site for smaller jobs.
Yes. Reactive repair work can be rolled into a scheduled maintenance contract with agreed response times and monthly or quarterly reporting. See our Block Management Compliance page for how that works.
CB is based in Eastbourne and most of our repair work sits within a 30-minute drive of the yard.
That is deliberate. Short travel times mean we can quote jobs without charging for an hour of diesel, and it also means we can be on site quickly when something has gone wrong.
