According to the National Association of Estate Agents, a well-executed extension on a typical three-bedroom house in the South East can add between 10% and 20% to the property’s value when the work is properly specified and finished.

Single and double-storey extensions

Rear, side, and wrap-around extensions. We handle everything from design coordination through to fit-out. Typical East Sussex extensions are completed within 12 to 20 weeks depending on size.

Loft conversions

Dormer, hip-to-gable, mansard, and velux-only conversions. We handle the structural work, the new stairs, building control compliance, and the internal fit-out in-house.

Garage conversions

Turning an unused garage into a living space, a home office, or a utility and shower room. Most garage conversions are completed in 4 to 8 weeks.

Structural works and steel beams

Knock-throughs, opening up living spaces, taking down internal walls to create open-plan rooms. We work with our regular structural engineers and handle building control sign-off.

Internal reconfiguration and full renovations

Rewiring, replumbing, new bathrooms and kitchens, new floors, new finishes throughout, and new layouts. Sometimes alongside an extension, sometimes on its own.

Brickwork, repointing, cavity wall ties

Older East Sussex properties often need targeted brickwork and structural remediation before cosmetic renovation. We identify issues at survey stage.

What is included when you hire CB for an extension or renovation

A clear programme of stages from first site visit to handover.

1. Initial conversation and site visit

Free and no obligation. We come and look at the property, talk through what you want, and give you an honest indication of what is possible, what it might cost in rough terms, and what the planning and building regulations position looks like.

2. Drawings and design

If you do not already have an architect, we can introduce our regular architects. If you do, we work directly with yours. We attend design meetings so the buildability conversation happens with the person who will actually build it.

3. Written, itemised quote

Once the drawings are detailed enough, you get a fixed-price written quote. We break it into stages (foundations, structural, shell, first fix, second fix, finishes) so you can see exactly what is being delivered and when.

4. Planning and building control

We handle or support the planning submission, coordinate with building control, and manage the inspection programme through to sign-off. For permitted development this is simpler. For full planning we flag realistic timelines.

5. Construction

One site lead. Daily site management. Weekly customer update so you always know what is happening next week. Core trades in-house, with specialist subcontractors (steel, specialist glazing) brought in where needed.

6. Certification, snagging, handover

All gas and electrical work is certificated. Building control sign-off is obtained. We walk the finished project with you, agree any snags, fix them, and then hand over. 12-month defects period covers anything we have caused.

Questions people ask before starting an extension or renovation

How long does a single-storey extension take?

Typical single-storey rear extensions in East Sussex run between 12 and 16 weeks on site, once groundworks start. Larger extensions or those with tricky groundworks can be 18 to 24 weeks. We agree a programme in the quote and keep you updated weekly.

How long does a loft conversion take?

Most dormer loft conversions take 10 to 14 weeks. Simpler velux-only conversions can be 6 to 8 weeks. We confirm the exact programme in the quote.

How much does an extension cost in East Sussex?

Typical single-storey rear extensions in our area start around £2,000 to £2,500 per square metre for a mid-specification finish, rising with specification. A 20 square metre extension is therefore likely to fall in the £40,000 to £60,000 range before VAT and excluding kitchens, bathrooms, or heavy external landscaping. We quote fixed after drawings.

Do I need planning permission for an extension?

Many rear extensions fall under permitted development, which does not need planning permission but does need a lawful development certificate. Larger extensions, side extensions on a listed building, or work in a conservation area usually need full planning. We flag this at the first site visit.

Do I need to move out during the work?

Usually not for an extension, because the new structure goes up alongside the existing house. Full renovations with rewiring and replumbing are different: many customers move out for 4 to 8 weeks at the most intensive stage.

Do you work with my architect and structural engineer?

Yes. We work with your preferred team if you have one, or introduce ours if you do not. We sit in on design meetings so the buildability conversation happens early.

Will you handle building control?

Yes. Our site lead manages the building control inspections and sign-off. You do not need to book or chase inspections.

What happens if the costs creep up?

They should not, because the quote is fixed. Variations (extra work you ask for, or conditions uncovered by opening up the building) are priced in writing before we do them. We will not spend your money without your signature.

Do you take on listed buildings or conservation area work?

Yes. We are comfortable with sympathetic building repairs and extensions on older and listed properties in East Sussex, and we work with conservation officers where needed.

Do you guarantee the work?

Yes. Building work is covered by our workmanship standard, our Federation of Master Builders membership, and the building control sign-off process. Gas and electrical work is statutorily certificated.

What stage payments do you take?

Extension and renovation projects are paid in agreed stages tied to completion points: for example, at foundations complete, at shell complete, at first fix complete, at second fix complete, and final on handover.

How soon can you start?

Lead time is usually 4 to 12 weeks from signing off the quote, depending on the time of year and the size of the project. Spring and summer are busiest.
