Tired properties lose money every week

If you are a homeowner, the house you bought has probably reached a point where patching is no longer sensible. Every room needs work and it is cheaper and less disruptive to do it all at once than piecemeal.

If you are a landlord or a letting agent, you have a void period and a rental flat that will not achieve the rent it should until the kitchen, bathroom, flooring, and paintwork are brought up to standard. Every extra week of void is money lost.

If you are a commercial owner or a managing agent, you have a unit that needs stripping out and refitting for a new tenant, and the previous team who tried to do it on the cheap have left you with a problem.

The common factor is that you need one contractor to take responsibility for everything and get it finished. That is exactly how we set our refurbishment service up.

What we cover in property refurbishment

Refurbishment is larger than an upgrade but usually keeps the building in its existing footprint.

Where an extension changes the size of the house, a refurbishment changes the condition of every room. Rightmove data shows that a refurbished flat in our part of East Sussex typically lets 15% to 25% faster than a comparable unrefurbished flat, at an average rent uplift of 5% to 12% depending on the quality of the finish.

Full flat and apartment refurbishment

Strip out, rewire or EICR remedial, replumb, new kitchen, new bathroom, new flooring, decoration. Usually 3 to 6 weeks on site for a 2 or 3-bed flat.

Whole house refurbishment

As above, scaled up. Often done while the homeowner moves out. Includes heating systems, insulation upgrades, and roof condition.

Internal refurbishment

Rooms stay where they are, but the interior is brought up to current standards. Common for older Eastbourne properties with tired interiors but sound bones.

External refurbishment

Repointing, rendering, new roof coverings, new windows, replacement guttering, external decoration, fascia and soffit remedial work.

Commercial unit refurbishment

Office, shop, and small commercial fit-out. Shopfronts, partitioning, ceilings, lighting, decoration, flooring. Scheduled around opening hours.

Fire and flood damage restoration

Strip-out, drying, restoration, full rebuild after fire or flood damage. We work directly with insurers and loss adjusters.

Fire assessments and surveys

We can commission and act on fire risk assessments as part of a wider refurbishment, particularly for landlord stock and block management properties.

HMO compliance upgrades

Emergency lighting, fire doors, FD30 upgrades, kitchen and bathroom layouts, and the documentation landlords need for licensing.

Questions people ask before commissioning a refurbishment

How long does a flat refurbishment take?

A typical two-bed flat refurbishment with a new kitchen, new bathroom, full rewire check, new flooring, and full decoration runs between 3 and 6 weeks on site. We give a committed programme in the quote.

How much does a property refurbishment cost in East Sussex?

Rough benchmarks: a budget flat refurbishment for a rental turnaround starts around £15,000 to £25,000. A mid-specification whole-house refurbishment typically sits between £40,000 and £90,000. Full written quote comes after a site visit.

Do I need to be in the property during the work?

Usually not. Most flat refurbishments are done empty between tenants. Whole-house refurbishments are usually done with the homeowner off-site.

Can you handle insurance claims for fire and flood damage?

Yes. We work directly with loss adjusters and insurers, provide documentation, and structure invoicing to fit insurer payment processes.

Can you handle HMO compliance upgrades?

Yes. Emergency lighting, fire doors, FD30 upgrades, kitchen and bathroom layouts, and landlord licensing documentation.

Do you handle EICR remedial work?

Yes. Our NAPIT-certified electricians carry out remedial work and issue the relevant certificate on completion.

Can you turn a flat around between tenants in under a month?

Often yes, for smaller flats with realistic scope. We tell you honestly at site visit whether your timeline is achievable.

Do you do commercial fit-out?

Yes, within our capability. Small offices, shops, and light commercial units. We are not set up for large industrial fit-out.

How do stage payments work?

Refurbishment projects are paid in stages linked to programme milestones. A typical split for a whole-house job is 10 to 20% on start, interim payments at key milestones, final balance on snag-completed handover.

What happens if the property has unexpected issues once you start stripping out?

We stop, photograph, and tell you. You get a written variation with a price before any additional work is agreed.

Are you insured?

Yes. Full public liability and employers’ liability cover.

Do you offer a guarantee?

Yes. Our workmanship standard applies for 12 months after handover. Gas and electrical certificates are statutory. FMB dispute resolution is available as additional cover.
